Flat roof homes are common in the SW US, even in areas with significant rain/snow.

However, we get nasty winters here, and it would be almost impossible to push it through the snow.  

Not when there's snow on the ground, though...I'm not weird!

I don't invest in any cold-weather climate so things like sidewalk snow shoveling may be different.

Type of neighborhood, access to highways & shopping/entertainment, all the utilities that will be included (even if they seem like little things) and any services you might offer as the landlord (Snow & lawn maintenance provided, 'FREE Heat', etc).

For example if your leases have tenants taking care of grass/snow and this tenant can't then that is an issue that needs to be figured out prior to entering into a lease agreement. 

Note: we’re in the Montréal, Quebec area and it’s -35 degrees in winters with lot’s of snow, so the material need to be bought accordingly.

Note: I do self manage and one tenant is taking care of lawn/snow removal in exchange for parking (very small yard and area to shovel).
