If that’s the case, I’d recommend considering areas outside of Dallas proper where you can still find properties with strong growth potential.Cities like Prosper, Melissa, Princeton, and Anna are excellent options to explore.

I'd love to be able to start that way, but it's impossible in my location.Try to run the numbers and see if it makes sense for you, but for most real estate investors, I believe house hacking is the most intelligent/reasonable place to start.

Well, if you call finding out this info a "law degree" than I'd have to say via google.... 

First thing I'd look is the zoning for that property to ensure ADU/multifamily is even possible.

I'd rather keep the sub-3% rate for now and finance other properties conventionally for the short term.

Jonathan Having worked most of those markets (Detroit included), I'd say most all of them will offer investors a very similar return.
