That will give you some cash you won't miss out on any new opportunities.A 1031 exchange is definitely possible, but you have to make sure to get the timing right since you only have 45 days to identify your next property (or better yet, 3 options for your next property). 

I am in the process of doing that myself as I am very top heavy in real estate which isn’t a bad place to be but I’ve gotten some really good insight on my real estate portfolio from two 45 minute conversations.

And know I could earn an extra 30-45% more with this property due to that fact that it has 4 bathrooms and 8 bedrooms and is centrally located as well. 

That may be perfect for your area. 4-5 years to pay back the improvements is rough.

We book at least 4-5 golf trips per house in our strs every year at least  

Currently, mortgage is still 4-5% , and in 2020-2021 there's record-breaking refinance activity in the last two years.

It has been a long bumpy road including higher rates they originally told, 90 days instead of 45 days, and now I'm told the day before closing I need to bring 31% deposit.   

While I have 25 “doors”, my cash flow is such that I actually need about 45 “doors” at my current rate to be where I want to be financially and then to continue on from there.

Ive got about 45 days of PTO/Sick/Vacation that is taken for the year so I work approximately 1650 hours a year at that job assuming a 40 hour work week.I am also a licensed Real Estate agent with 2 separate LLCs - General Brokerage and Property Management.Between the two LLCs, I've grossed pretty close to my W2 income.

Currently around 4-5% interest annually.
