Maybe it will be a good number maybe not, but really I want to form a relationship with them and eventually try to workout a line of credit for future deals.I plan to provide a detailed folder with the current project start to finish, and show them the numbers from the BP calculator and how I worked the entire process.  

We will see how things work out.

We also intended to use our garage for work-outs as we are cross-fitters but we can't b/c we still have so many boxes for the dining room and kitchen still stored in there. 

On the bright side even if it the note doesn't work out the way you planned there are multiple other strategies you can implement incase things take a left turn. 

I would see what the lawyer recommends for relist.It doesn't appear to me that you are discriminating due to a protected class so I don't see a reason why you couldn't back out.Let us know how things work out

I found one that would’ve willing but the numbers didn’t work out, at least I’m getting some practice on talking to sellers. 

Most of these scenarios ended with a workout that included pretty ugly terms.
