And the one time we did get sued by a tenant the LLC never  came into play (slip and fall on ice that the tenant won a nice settlement on from our insurance company, insurance company handled it all). 

We were fortunate to make a nice little return and their $500 turned into $750 in a matter of 6 months.

There are some exceptions in each market where the neighborhood is really nice and there are a huge variety of finishes / price points but I still would want to be with the comps of whatever price point I am shooting for.

What a nice way to show us we could buy the 25k course...great manipulation.The next 2 hours were some BS information about real estate that any fool could find on the internet in 2 minutes.

It is near 2 schools and a church, which look nice.

that will dictate the highest and best use for sure.Whatever you do with it I'd document it because people like seeing the progress when they are sitting in the final project all nice and complete.

There are some very nice houses in Provo.

I only hold decent properties in nice areas, modern construction, etc.
