Not to discourage you from trying, but this is the reality of dealing with homepath homes.As far as being a Realtor, I think the only stipulation is that the offer is submitted by a Realtor, so don't think it matters if you represent yourself, as long as your licensed.

I went through the lease and I found this paragraph in the lease.It is stipulated and agreed that in the event of the termination of this lease pursuant to (a) hereof, Owner shall forthwith, notwithstanding any other provisions of this lease to the contrary, be entitled to recover from Tenant as and for liquidated damages an amount equal to the difference between the rent reserved hereunder for the unexpired portion of the term demised and the fair and reasonable rental value of the demise premises for the same period.

The postcard had my squeeze page address info and when they got to the website they joined the list, I stipulated on the squeeze page I was a wholesaler and only dealing with cash buyers, which im sure all 65 of those on my list are as thats all I marketed to.I do have access to the mls and I've allready contacted my agent and gotten the addresses of those properties that were recently paid for with cash.
