My guess would be that if the profit spread is $10k or less -- or 10% or less on bigger deals -- that Assignment is the preferred choice.

In fact, we try live on my partner's income (the smaller one, though our spread isn't quite as dramatic as yours) and invest mine in a combo of equities and real property.I would caution you to tread lightly and do lots of up front diligence before buying a commercial entity and quitting your day job.

I have no idea how I made it almost totally unscathed. 20 or so properties made up of 1000 units spread out all over.

I would re write the lease to 24 more months and then spread the 60 days  over those 24 months.. 

At the end of the day, do your diligence and spread out.

It's quirky I know but the house boats in Garrison Bight and spread around the area were really what attracted me as air bnb (which didn't exist at the time) places.  

Option 2 - Higher monthly management fee, but spread out payment of leaseup fee.   

When I spoke to them a couple days ago, they said that the injection goes to the active termites, which then spread it to all the other termites they are in contact with, so they think it is more effective than tenting.

If you are looking to get started and want to learn, I would only take a deal that is a really good deal where you can make lots of mistakes and learn from them and still make money because the spread is large enough.
