I've seen a lot of sellers listing their homes at a price that might have worked 6 months ago but now that the market is softening so lenders are being stinger and rates are going up so there are not as many good deals.

In a lot of markets you're already seeing prices soften but there's a lot of uncertainty going into the spring - although demand will continue taking a hit some markets are still very short on supply and it might cost you to wait until then.
