It took me about 10 landlord conversations to find one that was on board with this model.

However, my wife took advantage of an impromptu conversation and it looks like they will stay until January.

If they are worried about not getting paid that is a conversation they should have with their client - not the seller of the property.

The best way is to converse with like-minded people to share visions and thoughts.  

A bit long on the payback but add in any value increase to the property from doing it, including its increased attractiveness to condo conversion down the line, immediately better cap rate, etc...and it could be worth it.
