I'd like to invest in San Diego, but it will take a lot more capital than say back in the Chicagoland area (where I'm from).From a flipping standpoint, it is recommended to be relatively close to your properties, as you may want to check progress occasionally and don't want to spend most of your time traveling to your projects.

All in all, Jacksonville is a much more progressive city with lots to do.

Estimated 60,000 renovation- currently in progress. 2600 rent estimation, 130,000 refinance on a 200,000 anticipated valuation.Accepted offers: Manchester Duplex for  76000- estimated 50,000 renovation. 2x3 br units. 

I only have a couple years of experience as an agent but I love what I am doing and want to step it up and progress further into my career.  

While I'm no where near being able to quit my job, I have made progress over the last few years.

However, I think a great idea for some BiggerPockets videos would be showing an actual deal happening in progress from Josh, Brandon or others.

@David White excellent job on your progress. next step is to let the negative people on bigger pockets who assume that you are broke and put things under contract without money (which even if you did is not really their problem) I applauded you.

Please post any further progress you make in defining any advantages or issues you may discover. 

You have a problem right now and the time to address it is right now.In an ideal world your tenant with the late payment record would progress to nonpayment and you could immediately evict for that.

I am very much in the research progression and really have not reached out to anyone yet in that way.
