The strategy is to buy and hold with positive cashflow.

*the site currently needs to pass certain soil tests to make sure it is clear to develop, so this is a higher risk area for investment since it is not certain if the tests will come back positive till around the beginning of 2025.

I know that my COC my be lower, etc but my main concern since its my first property is being cash flow positive.  

It also positions you to work more effectively with lenders and partners who want to see a professional financial setup.How are others here organizing their finances?

We keep seeing conflicting views but my personal experience with buyers indicates that the outlook is positive.
