Lastly do you prefer a full service modern condo buildings with parking, pool, security, gym etc or more an independent SFH with a yard.

However, when having discussions with them and their disregard for anyone that has been with them for a period of time, I was completely turned-off by their attitude.After I decided that we needed to look, I quickly noticed a couple of key differences:  accounting, modern interface and mobility. 

I am buy and hold; however, during the rehab period I use 'vacant property' coverage from American Modern.

I purchased the property for $150,000 in Oct'2015 and spend the winter of that year renovating it from it's dungy 1950's look to a traditional/modern lake house.

@Ken Nguyen Even with perfect data, there's art and science to it and you seldom know if you got it right anyways on a per-property basis.  

I have to build a 600 sq garage from scratch before as owner builder and I had to deal with all the permits, subs and the city, not rocket science. 

I'm interested in getting a multi-leveled building that has been used as retail and office space right in the heart of a downtown and converting the space into modern apartments for professionals/executives and/or younger/hip crowd.  

In my experience as a contractor the trend is restoration of old homes with the addition of modern amenities is what more affluent people are wanting.
