My first choice would be DSCR and you can utilize an I/O Interest only for the first 12-24 months to keep payment low and cash flow higher until you refinance.

However, when I factor in my monthly HELOC payments of about 500$ a month of IO it puts us in a negative cash flow of around 200$ With my current job I can support that amount and have the HELOC paid off in 3 years which brings us to a positive cash flow.

It really depends on what type of loan you look for.1) Low LTV = First Republic Bank including IO loans for 1-4 units.2) Max LTV with a slightly higher rate = Luther Burbank, Opus Bank and Chase.
