One thing I've done is called a supply place (non big box - stay away from Home Depot or Lowe's) and ask who they would recommend.  

You and I both know there is not much building in the area so supply will remain low. 

But they (proportionately) got significantly better since the Global Financial Crisis, when their unemployment rate was above 20% and their young employment rate was way higher.$60 to $120 for a room isn't bad.

However, one thing is for certain, hotel valuations are hefty right now regardless if you buy or build, and there is a ton of new supply coming. 

How do I reimburse them for supplies and labor in a way that is still tax deferred?

-Madison proper, and the nice areas of Huntsville (Jones Valley, Blossomwood, etc) - simply because the numbers don't work well in these areas, limiting rental supply

I see a very fixed supply of affordable housing for new family formation and those at median income levels.  

Purchasing MHCs in neighboring states that have more business-friendly regulations could prove to be the key.And, of course, who can forget the good old cost-of-living and supply chain crises?
