LOL  If there's going to be problems down the road, their advice or forethought as to the planning/building of the structure, at least the flooring/layering on top of the existing structure, is going to be sooooo vital. 

This seems exceptionally low, unless you have a strong conviction about the asset's potential for appreciation.

The only exception I do is if you are looking to scale, I am willing to scale with you because at that point I look at you as a partner rather than a client.

I just charged a flat fee and they got a discount on title and escrow services I found this to be quick and painless ,, and whats more Safe for me.. except if they never bought it back I end up owning some home in GA I never wanted in the first place..

We are also in an area with a low entry point for home buyers so someone thinking of spending $2000 or more for rent is also in the market to potentially buy a home as well which makes the "higher" end rentals a bit tougher to fill except for folks that are building their Dream home and not done yet or in OKC for the short term for a job or family situation.  

Definitely, correct tax preparation is vital, and there could be a huge difference in your bottom line if your CPA is not a real estate expert and does not do it right.

They may allow exceptions?

The only exception I make for puppies is if it is an actual service animal providing a specific service (such as diabetes dogs, or guide dogs) that will be going through specialized training.

They are not the posters who have a lot to say about subject to, wraps and other creative techniques but are clearly missing vital information. 

Explain to them you want to give them all their money back except that first month’s rent within 10 days of them moving out.
