Miami, as a market, is the pretty primo.Lived here for quite some time & sold a couple months back. 

We didn't need to rehab except for a couple units when they became empty and we used cash flow (so no additional capital needed).The rents are now $10,700/mo and we are cash flowing well. 

As far as property type, for flips I like middle sized houses, 3/2 around 1500/3000 sq ft but not married to that.

Again, cloned teak are generally from the same mother tree source or a couple of trees. 

Because to me, a steady income is more worth it at the moment than a couple hundred if that makes sense.
