I think urban versus beach for example have different demographics.Not sure of your room dimensions but if possible I would do:Master: King + Convertible sofaBR2: Queen + BunkBR3: Queen + BunkBR4: KingWould also have pullout in living room. 

I bought it for $100k and the appraisal came back at it being worth $210k but only worth $1000 a month in rent (the rental comps are nowhere near as nice as the house in my opinion and one of them is really a house converted to an office).

However, you could convert an IRA you inherited into "self-directed inherited IRA" which would open up unlimited investment options, but you must still follow same distribution rules.
