Connect with a lender/agent locally to get a feel for the area/what you can qualify.

Considering that there are people living there already, it has a potential tenant (of course I understand the potential pitfalls there as well). 

As @Daniel Hyman said, getting into the 3+ property range can overwhelm people and take too much time.
