The SW section (closest to Everglades) is the nicer area with $500K to $2M homes.

As for the town size, I have a 37 pad park in a town of 700... the closest town to it is 20,000.

I buy mine by the hundreds and I get free steaks and shipping.

It sounds like you need to focus on getting the closest unit rent-ready.  

I do my own comps and i only getting comps from agents for a second opinion to be more accurate because they have MLS access and the closest thing i have is Realtor.com and i know i have to work with the agents for foreclosures and bank owned properties so in that case i was wondering does the agent get paid commissions from the seller?.  

I've found a damn good place for cheese steaks in Santa Clara, but soft pretzels........Nothing.
