.- in this higher rate market, i find BRRRRs to be challenging because after a high LTV refinance the units have negative cash flow.  

Financing contingency is there if you can't get the loan at the amount you thought, interest rate is raised or your payment changed higher than you put in the loan could give you an out.

Ton's of people with golden shackles of sub 3% rates, epic net shortage, skilled labor shortage, on and on.
