I would use $500 to buy books and listen to podcasts.....I would bird dog and wholesale to get more capital.

I wouldn't chase where other Californians may have chosen.

Section 8 can be very rewarding because you literally don't have to chase rent money.

We honestly do not currently have the time/bandwidth to keep chasing this tenant down. 

If funds are low to buy and hold, you could always try finding deals for other investors by bird-dogging and wholesaling to build up cash until you have more funds available.
