The rates go up dramatically with a 3 bed and the cost of construction impact is much smaller than building two cabins.  

I’ll start by saying I’ve heard doing this is a death sentence for resale but has anyone built a 1 bed 1 bath home and had any luck selling it?

The other individual wants to continue leasing the space but wants to change business to a combo craft store and tanning bed salon and is requesting I add a 220 v outlet for a single tanning bed.

The ceilings in the basement are a hair over 7' (full size door fits), and trying to understand whether to duplex down my first floor unit and go from 3/1 to 4/2 bed/bath legally. 

How much concern should I have about the bed bug and dog situation?

I tried to use nerd wallet but their estimate is vague and you cannot put in purchase price/bed/bath information.

These are single family homes that are worth anywhere from $500k-$1.25M, rented on a long term basis to renters that are paying a lot of money so there is a standard of care that I'm expecting for myself and renters-- over what I would expect from a 1 bed / 1 bath renting for $750/month (no dig to anyone who owns these, in fact I wish I had more of these). 

I’m have my first house built in Portsmouth VA and will be renting out two of rooms in a 3 bed 3.5 bath townhome.

My house is probably worth $265,000 on the lower end (3 bed, 2 bath).

I've been renting it out since 2017. 1 story, 4 bed 2 bath in Frisco ISD (very good school district). 2012 old and generally in good shape.
