If you are looking to use equity pay down as a savings vehicle over the medium term with higher cash flows longer term once the loan is paid off, then you may want the accelerated payments.In the local markets I'd buy in, no 1-4 unit I've evaluated would cashflow with a 15 yr mortage.

Of course the account servicer, such as Bank of America, may not know or understand that rule, but at least you would be legally in the right and able to fight them if they tried to accelerate the note.

Repeat as often as you can.If you are able to purchase in cash below market value and then refinance out and get all your cash back out with no seasoning, you can certainly accelerate the whole process if you have the connections to make all those different things happen.
