If you are looking to use equity pay down as a savings vehicle over the medium term with higher cash flows longer term once the loan is paid off, then you may want the accelerated payments.In the local markets I'd buy in, no 1-4 unit I've evaluated would cashflow with a 15 yr mortage.  

Of course the account servicer, such as Bank of America, may not know or understand that rule, but at least you would be legally in the right and able to fight them if they tried to accelerate the note.

We try to focus the longevity of the investment period but market forces can either accelerate or delay such plans so it is always at our discretion.

Is there an underlying mortgage inside the land contract and if so, does it contain an acceleration clause?

I don't need numbers to go to the concept to structure the deal.It's seller financing, he'll have cash flow he can use that to accelerate his other loans if he wants to.

Repeat as often as you can.If you are able to purchase in cash below market value and then refinance out and get all your cash back out with no seasoning, you can certainly accelerate the whole process if you have the connections to make all those different things happen.
