We have quickly acquired about 75 units in western MA.  

Theres a huge tech community emerging in the Dulles area. https://www.washingtonpost.com/news/business/wp/2018/06/22/feature/forget-silicon-valley-the-dulles-tech-corridor-is-cultivating-companies-that-break-the-mold/With DC and Northern Virginia booming I see some serious upside in towns in Fairfax county(VA), Prince Williams County(VA) and like what Russel said western towns in Prince Georges county Maryland.

The next is that you want someone incentivized to pay for marketing (professional photography, floorplan, mailers, maybe staging, etc).Depending on where the house is located you'll want it listed on either the REBNY/RLS (which covers western Queens closer to Manhattan) or LIBOR/MLSLI (which covers most of Queens but to the east).

@Joey Walker Specific parts of Spokane are extremely hot right now for MF and still seem cheap compared to Western WA

I do know one, he may or may not go to Western MA. 

Is it worth it to work with wholesalers or are you better off going out on your own and trying to apply the strategies they do?
