That being said WE CHOSE TO DO THIS. so to the 2 so called "investors" who are here trying to slander us claiming we are "scamming them" or trying to convince them to buy a property under these conditions.....thats false as none of this is necessary to wholesale a deal and make profit......Over half of these investors arent even familiar with what wholesaling even is and so when they get upset about something that has to do with their property....because we offer to help them out....they immediately point the finger at us as if whatever happens to their property is somehow our fault. 

But there's so much here that its best to have a conversation. 

The IRS doesn't trust you to report accurate information, so the 1099 from the property manager is checked against your filing.Any company that does more than $600 in business with you should issue a 1099.

So it helps keep the turnover lower.

Some carriers won't allow insured to be a trust, so in that case do it in your company name with trust as additional insured.

With a smaller syndicator you will have access to the general partners for questions or phone calls.

The second year (2024) might not be a loss because there is no cost segregation, so personal usage doesn't matter that much.
