Based on your question, you have two core decisions to make, and they may conflict with one another - where do you want to live, and where do you want to invest? 

It is true that it’s not difficult to do if you know what you’re doing, and you can make a lot of money.

It seems like they are being unprofessional and do not want to.The issue is that depreciation schedules are not given to the IRS when you submit the return.4562 which is used to calculate depreciation is given to the IRS but it does not factor in non-depreciable items such as land. 

Find others who are doing what you want to do in the particular niche you want to invest in.

Currently we do about 10 wires a month, Chase charges $30/wire unless we keep a lot of money in there, which we have been paying.

The only thing about it is that the property hasn’t been very well taken care of, so we know there’s a lot of work to do to fix it.
