It definitely seems like a really scalable model and if I do a rental arbitrage based out of some touristy town on the east coast, during the spring/summer I could take advantage of a busy vacation spot and make a pretty good chunk of change off of Airbnb.

As far as Columbus Ohio goes, it is scalable due to the growth going on right now with Intel coming in, Nationwide Children's, and obviously campus.

It avoids the CA franchise tax, is scalable so you can add multiple assets under it while benefiting from the liability minimixation structure of child series' , and it can streamline your operations by using one set of books, bank account, etc.

That is one thing I like about self-rehab because I learn a house inside and out, but that is a different story and obviously not scalable beyond 30-40 units. 1) Photograph everything - every room, closet, light fixture etc.2) Video everything - seems redundant, but this the replacement for your notebook in 2022; you can have a VA go and transcribe your room by room notes for your reference later (example, go through a room, take your photos while discussing with your boots, then remove them from the room, kick off your video and say "123 Main Street, Master Bedroom Second Floor, Fair condition, needs paint, hardwood refinishing, and the lock on the window is broken."
