I am currently in the middle of this book and have learned a tremendous amount of informative information regarding whole sailing flipping , buying and holding , occupations in real estate and asset protection  

If your intent is to make short term money through rising home sale prices, I think that ship may have already sailed.

It is not always smooth sailing in rentals. 

For us it is a goal of financial independence, so that we can sail around the world.

I didn't mean to be so windy in my post above and suck the wind out of any sails.

The things that make a partnership a difficult ship to sail.  

Think about it, a seller has to be in quite desperate straits to hand over to you a property which may or may not be cash flowing and receiving zero dollars in return with a promise from you.Realistically if you are charting a course to sail into an investment property 100% financed by the seller having zero skin in the game and no real experience in any aspect of multiple unit complexes, you are setting yourself up to be shipwrecked.

I have a good handle on the Chicago market and think this will be a great success...Hi Daniel (and everyone who reads this),I love the tenacious spirit you envoke as you set your sails in high wind seeking out success!!

But it's taught me WAY more than smooth sailing would have.

Once we removed the baseboards, laid down the moisture barrier, and finished laying down the first few rows of laminate it was smooth sailing.
