We use Avail.co to do the background checks, prepare and store leases, and to offer the required renter's insurance policy.Stessa.com does a good enough job acting as a free substitute for Quickbooks.AirBnB and Furnishedfinder.com for listing the space (though I will be trying MiniStays soon). 

There is lingo, people, and anaylsis that are done in the commerical space that in my opinion felt a bit more difficult.  

I recommend pricing your property within 10%-15% of similar listings in your area to stay competitive, ensuring you attract the right guests without undervaluing your space.

This is an amazing space to meet many very smart individuals.
