However i'm looking for some insight on an idea that came to me.I just evicted a tenant from one of the nicest apartments in my portfolio and originally thought about personally occupying it, but i move around alot, so i began thinking about air b and b.

As everyone before me has said, have an exit strategy and a plan B, and a plan C. 

Don’t also attempt to advance the ball in Issues B and C if they can wait a moment.

We all know her as a potential lender and shes now ready to lend.Beyond that, get rock solid contracts and learn how to analyze a deal.

You could possibly see if anyone like @Austen Howell can help you as far as finding that rock star team or with current ARV and rental values, or maybe just asking someone to double check and confirm the numbers you ran. 

Other than the ability to advertise under 506(c), why wouldn't you just go with 506(b) and accept Sophisticated investors?
