If your contract is recorded, you will have to get your buyer to release it and rerecord after your refi.  

@Tyler Brown - If you don't want to do 2 leases (which is what I do) you can do a amendment in June - releasing person C from the lease and adding person DThe reality is people will leave if they want, regardless of if there is a lease.
