So you can't just get a pre-approval for all properties like in residential real estate, but a pre-approval for the exact property you are going to make an offer on (Is that correct)?

Tourism is still not where it has been before covid but I believe in a year or so it will probably bounce back to pre-covid levels.

From what you have posted this isnt a demanding tenant issue... this is a "you didnt inspect the property very well and fix all the needed items BEFORE the tenant moved in" issueIf your PM is responsible for the post move out and pre-move in inspections, then they did a crap job.

Explore other financing options, find a reliable property manager, and network with professionals to get pre-approved for a VA loan.Good luck!

If the nurse gives you push back, they are likely accustom to renting from AirBNB, so just explain to them that you are not AirBNB, and some type of lease and pre-screening must take place in order stay at the property. 

I went to the bank to get a pre approved letter as and was denied bc of my income.  

Figure out what you are pre-approved for, what they need to see from you, and what products would make the most sense for you.
