The one we have isn't as fancy and it cost over $600 10 years ago.What is really nice about this one is the heating jet.

Go to Etsy and search for "rental property tracker," and you will find hundreds of nice spreadsheets to track 10-20 rentals, usually for under $10.Software has extremely helpful features like online payments, marketing syndication (click a button, and your property is advertised on multiple sites), electronic document review/signing, maintenance tracking, and owner reports.

This is because I only buy nice properties which helps minimize my future repairs.

So I go back to Hey for me personally I would rather buy a nice performing note why take on someone else's troubles.

I rented out the house I lived in (in nice suburb with low crime and great schools) - this Class A property is doing well 5 years rented so far, but the property tax increases are reducing my cash flow.  

The nice thing is your equity will likely grow quickly in the area. 

Then a nice flat lot.
