While you could be granted an exception to use a 12-month lease if the property was acquired mid-year, it doesn't sound like you have an annual lease if you rent on a shorter term basis.  

Decently likely she's trying to pull one over on you, and even if she's not, collecting rent by card in general comes with a lot of things that could wrong and hardly any upside except convenience.

LOL  If there's going to be problems down the road, their advice or forethought as to the planning/building of the structure, at least the flooring/layering on top of the existing structure, is going to be sooooo vital.
