I wouldn't advise doing structural DIY, as for aesthetic it really depends on price point and location, it sounds like this may be a luxury home so you might want to do a little more, but if this is a tract home you could be just fine with "agreeable gray" and "tolerable tan" because spending more money does not = more value. 

Lots of information to digest and always looking for connections

While I am still in the learning phase, I'd love to digest as much info as I can to prepare myself for a successful house hack. 

Doesn't really matter but to keep everything clean I would have a business account that all money goes in and out of so you and your CPA can tract everything. 

I have had dogs all my life, and a good couple of walks per day clears their GI tract.

@Lawrence Feder I think your best bet is to use the GI bill funding for college classes about real estate or taxes under the business/accounting tract. 

Because it takes us a year to build a location or to digest an acquisition we really haven’t tapped our market.
