Depending on your budget- the curb appeal would be greatly enhanced by painting the brick a lighter color- white or pale gray so that the entry doesn’t look so dark and unwelcoming.  

However I just got in tonight from 10 days in Hawaii.. and Scoot  ( Singapore airlines budget carrier) was advertising business class from PHNL to Osaka for 495. bucks and 99. one way coach.. that is a smoking deal.. my buddy and I almost wanted to fly there for dinner LOL..

Additionally, many insurance companies who provide insurance to landlords require written lease agreements, no smoking requirements, liability insurance from the tenants and many prefer a no animal building.

The lease says no smoking on the premises.

Smoke damage can be a real issues as getting the smell out isn't the easiest thing to do on a budget.

You don't have to say you want to come over and check the air filter or the smoke detector batteries or whatever to keep an eye on the place.

Just did a white Shaker kitchen, with a dark grey island, 36" uppers, light rail, crown, two fridge panels, soft close doors and drawers and paid just under $3400.
