Put the work in to get it cleared then sold it to investor who bought property to hold it.

But since it was being used for investment when you sold it you also qualify for a 1031 exchange.If you find that you still have any taxable gain leftover after the primary exemption, then you can indefinitely defer that tax and not have to recapture any depreciation in a 1031 exchange.

For a month-to-month lease that isn't under any lease agreement, what could the seller legally do to get the home sold off-market?

I recently sold a house and they had a home inspection and they came back with a list and I simply told the buyers , No to any price reduction or the "repairs" .

I have done this few times and then compared the sold price to my numbers.

I sold a smaller property and was able to use the 1031 to purchase a bigger property and that deferred the tax.
