I call around for off market properties and so does my office worker every day.When you can show them the money and the track record  they start to listen.I have a call tomorrow with a developer for an off market retail center in the 5 to 6 million range.

Yesterday, I was talking to friend who has a condo near the convention center... she rents out her place around $180-$200 per night.

Specifically, the Acworth city center between downtown and Cauble Park.

Some great data sources I used were redfin's data center blog, google's public population estimates for cities, and talking with other investors. 

We meet this coming Thursday at the Emerald Coast Convention center at 7pm.I also just started hosting a monthly investor networking every last Tuesday of the month.
