Being such a touristic island my family does some bed and breakfast and STR and has had good success.

As a guest, I probably care the most about a good bed and I'm very "function over form" for the most part, but it's got to look good in the pictures to get me there, right?

I think 50-150 units is no mans land and we stick to institutional level sized deals. his underwriting is too simple. the unit mixes are off we only build studios and 1 beds for fast absorption, the deal is also under parked without a parking study. anyone who uses "roughly" in their analysis isn't sophisticated enough. we underwrite rent growth, asset growth, and a million other assumptions this wouldn't pass any people I know who invest in deals. get with a More experienced operator and read more sophisticated underwriting. 400k per door new construction is crazy. how much is the land? 

And I'm currently building in the area) Do a market analysis to see what has the highest rent vs cost to build. 2 bed units?

I don't have to get out of bed if I don't want to.

October 2023 our builder gave us a ridiculous construction estimate so we pulled the plug (basically all the trade work was as expensive for a 1 bedroom as our 4 bed we built in 2021). 

The property is a double lot and 3 bed 3 bath, but my thinking is it is rare to have the chance to own 3 lots in a Downtown area that is quickly being converted into townhome and higher density living.

I’m have my first house built in Portsmouth VA and will be renting out two of rooms in a 3 bed  3.5 bath townhome.
