Don't be afraid of the 6-12 month hold, just factor that monthly cost into holding cost and think in the long term.  

Sweden, Switzerland with negative interest rates, and all the financial insanity of the last 10 years would lead me to believe someone would buy as a negative return investment, for tax reasons.

There is no move In check list, so I am afraid if I make them unhappy with all these changes and they decide to leave, they could trash the place and just say everything was like that before (when I toured the home they had already blamed some things on someone else).Is this a valid fear?

@Trevor Ewen - I was afraid that might be the case :). 

I kept telling the husband on the phone how to turn off the water to the line and he was AFRAID to do it. 

He is leaving the doors unlocked from his drinking when he goes out and I am afraid he will leave the gas on the stove on.
