You mentioned the military, that is another option, to lease to military personnel who would get into truouble with their co if they trash a rental and if you get a officer then chances are you will have a near perfect renter.

As far as maintenance goes our home was built brand new in 2020 and the builders warranty covered everything we may have had trouble with in the beginning but we will need to source maintenance personnel in the future, most times if we need my wife's family helps us out.

There's mainly just military and the Masters in Augusta, however it's supposed to have an influx of 10,000 military personnel and their families within the next couple of years, so Robert, it may not be something you'd be interested in, but it's worth watching if you want an under the radar quick flip or buy and hold.Let me know William, if you want me to ask around!

This has been a real struggle - I have required ACH payments  for the last 2-3 years and up until now this has not been a problem but has required that the borrower/renter changes bank to one that knows how to do it (still amazes me how badly trained some bank personnel).
