I know most managers can charge upwards of 10% or more for their monthly management however, my manager not only charges 7% (will do for less if you have a lot of rentals) but I realized it was more than worth it, especially as they handle all the accounting/bookkeeping for me as well for year end taxes as well as have their own in house repair services.

Hello all,My mother-in-law has two houses (one SFH, one two-family) that she owns and I'm about to take over the day to day managing of them, and I wanted to get people's advice and input regarding software for bookkeeping purposes.Through my accountant, I can get a discounted rate on Quickbooks Online Pro for $20 a month, and that's locked in for life.It looks like QBO is not geared specifically towards landlords and rental properties, but is more generic for any kind of small business, although I do see plenty of people giving it good reviews.Of course every product claims to be the best, but I'm curious to get other people's opinion on both QBO and any other software out there that they use.Thanks.

IF after repairs / cleaning / delinquency, there are still any funds remaining, they still belong to the Tenant.Hopefully the funds are being tracked in the bookkeeping system.

I buy the timber log it make money.. we all win .. and if it is really good I get to broker the sale of the multi   now this is a little difficult for a lot of timber land owners to grasp as they are usually not versed in real estate and tax.. and many times they simply do not believe it can be done... because their local book keeping service person has never heard of it.

When I inquired a while back, the bank will not allow me to transfer the property in an LLC...I was playing with the free trials of Buidium and Rentec Direct, but the bookkeeping (especially in Rentec) seems pretty lackluster.
