This is a hot topic, and something I go back & forth on.

I would start speaking with residential / commercial agents and property management companies close by and get a feeling if something closer by will meet your criteria.

One of the ladies, Amanda couldn't keep her eyes open during our meet and greet, she continued to nod off and she is one of their tenured Property Managers.

I would look at their policies and make sure both the coverage and deductibles meet your needs. 

I'm a local Baltimore realtor and I know for a fact that this market is red-hot and everything, and I mean anything, can be sold for the right price.

Find one that does NOT have high spend minimums and different pricing options to meet your needs.

And as an LP, I can do 75% of my due diligence from my desktop computer, the rest is going to the properties themselves, going to sponsor meetings, talking with other investors etc, which is a ton of fun. good luck :)

I would just start out by meeting with bankers, telling them your goals and mentioning some of the ideas you had(FHA vs conventional) and ask for their advice.
