If you're willing to live with roommates it'll likely be much easier to find options. 4-5 beds is usually ideal for offsetting the mortgage. 2) Know your local zoning codes and go down to the planning department if you can.

I completely agree with the other answers that getting someone to help you is a good bet, having someone in your corner who understands the intricacies of the tax code rather than DIYing that should save you more money (and time) than you're paying them ever since I got my first rental I've had a pro doing my taxes but kuddos to you for being able to juggle so much for so long on your own!!

To clear up this question - we can insure any investment property regardless of ownership entity as long as it meets the underwriting criteria as set forth by the carriers that underwrite our program (there are limits on unit size, number of stories, wiring type, requirements that buildings meet code and are well maintained, etc - no different than any other program or insurance company you may engage with).
