Out of the box, mine was hard as hell and never got comfortable. 

The framing is for the sheetrock and spacing for wiring/boxes.

However, while we were cleaning up, we treasure hunted out at least $3000 stuff, including $300 cash on the floor, several un-opened Amazon boxes, new-in-box computer/gaming items, hair tool ($300), YouTuber's gadgets, new with tag heated jacket ($220), an unassembled exercise bench ($500 at least), so many new or near new stuff that you can sell.

But that is a much better shot at cash flow than REI.Okay, now I'll get off my salt box.

Think outside the proverbial box.

He was talking condos, but for some fun, out of the box thinking to get your juices going - I would totally take your budget and get as many mid-century bungalows in Burbank between Magnolia and the Chandler Bike path that haven't been remuddled, with the original wood floor under carpet. 

It can be done, but if you want to use RE to retire in such a short time, you need to do nothing but Real Estate 24/7 basically.As @Henry Clark so wisely said, be prepared to think way outside the box, and consider changes like moving, less kid sports etc.

I had a couple of bigger capital expenses - had to replace the refrigerator and an entire queen mattress/box spring set in one of the rooms, and I added a few things - fencing and some landscaping - but everything else was pretty normal stuff.
