Any property that qualifies may be 1031 exchanged at any time. 

And if you're straining to put 25 or 30 percent down, when that extra cash could have gone toward down payment for home #2, I'd rather have the second investment.I just posted on this thread here about how the demographics are such that there are just going to be more buyers than homes available for the next several years, so prices aren't likely to go anywhere anytime soon.

They're an important clientele for short-term rentals so being easily accessible from the capital by road is a big plus.If you exclude Mexico as a Caribbean destination, the Dominican Republic is by far the number 1 tourism destination in the Caribbean and that's unlikely to change anytime soon.

But I personally don't see prices going down dramatically anytime soon. 

I do have a team here to help me, not a one man show - time just would not allow for that - but anytime a client, potential client, or just another investor like myself has any concerns are questions I am here to help and would certainly do my best to get back with you. 

I'll also note, I get skeptical anytime a new guy tries to give me a price instead of a per ft quote.

Without getting your own research that indicates you will be able to get a zoning variance, I would not assume that you will be able to get a zoning variance any time soon to have a legal 3 unit.
