They are more community specific and often more flexible than the big banks, and are more geared to actually helping you with your finances rather than racking up fees.I would suggest doing some online research on local credit unions and then making an appointment to talk to a lender at a few that look promising.

This is simply my take, which is generally geared towards I tend to do things myself in the beginning until I fully comprehend the process/task.Start building your network of people.

It has been difficult to find a duplex in a good location for the right price so I might be looking to change gears.

I have done a couple casual yellow letter mailings during the past year with mixed results, and am currently trying to gear up for a solid, dedicated mailing campaign to see if I can actually convert something into cash in hand.I guess that's it for now.Cheers,Nathan

I can file and LLC with the state along with articles of incorporation and a operating agreement, both of which I have found on the internet that are simple and geared towards real estate investors.

The training and culture at most national houses is geared nearly 100% towards retail sales.

And the deals in FSBO and foreclosure and probate and what not are deals more geared towards the wholesaler or bird dog and investment buyer.  

The only thing that would make them look better is some Philadelphia Eagles gear.

The installation of the gear is pretty easy.
