If you don’t want to spend money I’m pretty sure you could get someone to grade the surrounding dirt and add some gutters for your $5k discount and gain you will have added value and come out ahead.

So there's no point in having an out of state LLC in that scenario.I would imagine other states have similar laws, but I do not know for sure.

Do not continue on your own.For your next tenant, be sure you have strict screening requirements and do not waiver from those standards.

I really feel this is helping people find affordable rentals.  

Finally make sure that you have lived in the place you are selling two of the last 5 years to avoid capital gains taxes.

I called a lawyer but they didn't even know as it was too specific of a situation.Want to avoid putting myself in a bad spot and make sure I handle ESAs well in the future.

Keep in mind that I am selling them as affordable fixer uppers and usually only address any health, safety, and functionality issues.
