As a new investor I would never buy for more than it's worth, that would be speculation and eliminate an exit strategy for me.

Regarding down payment:  If you can put 20% down, this is very favorable and will save you from having to pay private mortgage insurance.Buying a Home to resell in 1-2 years is speculative and a break even proposition, at best, considering closing costs and fees.

Every week we meet on the south side of Chicago and look at properties to invest in - every time we look at a property it is not speculative, we're looking at them to decide whether or not we're going to make an offer.Group philosophy (who knew Bruce Lee was an ancestral CAI): Knowing is not enough, you must apply.  

We don't have official numbers yet on the additional 5 units so we're just speculating options.

If more development comes to that rural area , there is the possibility of the land value even going up a lot more without developing it too...of course this is all speculation. 

Why speculate on what the grapevine tells you about such an important recurring expense item?

Speaking with a few real estate agents, is especially prevalent in more speculative neighborhoods, such as around Broadway Junction and South Bronx.

In the end, too speculative for me...and dealing with freaking government.

Just speculating, but I'd suggest you talk to a CPA firm if you are trying to legitimize a hobby LLC... ?
