What do you think about flips or buy and hold in SW Houston neighborhood of Alief?

I’m from south west Connecticut and am looking for my first 2 family (or more) to house hack.

One intriguing trend I've noticed from studying the Baltimore market is recently there has been a lot of homes being bought (for $50-100k) in a run down area called Westport which is south west of the inner harbor.

I am actually considering properties bordering hermosa and humbolt park now, as that is how far south west I am willing to go. 

Looking to connect with wholesalers in Southwest Utah, specifically interested in Washington County, Springdale, and Brian Head area.

I lived in Amarillo for a couple of years (on the South West side of town) but then moved to Dallas for work last year.

Westminster northwest of the city, some parts of Lakewood to the west, some parts Englewood to the south, Barnum and Athmar Park to the southwest of downtown and even parts of East Colfax/Aurora (ooh, scary!)
